Business Headline, Logistics|

The City of Brampton has reached a major milestone in sustainable industrial development with the launch of North America’s first mass timber warehouse, located at 5525 Countryside Drive. Developed by Prologis, this 246,000+ sq. ft. facility is redefining the future of industrial design, demonstrating that functionality, innovation, and environmental stewardship can go hand in hand.

A Benchmark in Sustainable Design

Built using mass timber construction, the facility achieves a 47% carbon reduction and offsets over 1,000 metric tons of CO₂, a significant advancement compared to traditional building materials.

As Ontario advances its Advanced Wood Construction Action Plan, Brampton is already taking the lead, aligning with provincial goals and reinforcing the city’s reputation for green building innovation and climate-conscious industrial growth.

Strategic Location. High-Impact Features.

Located within Brampton’s thriving logistics and advanced manufacturing corridor, the facility offers:

  • Potential to generate 200–400 new jobs
  • 35 shipping docks, 210 parking spaces, and 12 EV charging stations
  • Close proximity to Lululemon’s 1M+ sq. ft. facility and Pet Valu’s 670,000 sq. ft. distribution centre
  • Connectivity to Highways 427, 407, 410, Pearson International Airport, and key intermodal hubs
  • Access to Brampton’s highly skilled, diverse workforce

Why Brampton?

Businesses choosing Brampton benefit from a range of competitive incentives, including:

  • 0% Development Charges on eligible office and industrial builds
  • Access to the Tax Increment Equivalent Grant (TIEG) program for long-term tax savings

These tools, combined with Brampton’s infrastructure, workforce, and location, continue to position the city as a preferred destination for sustainable industrial growth.

Leading the Future of Green Industrial Development

This project is not just a first for North America, it’s a signal of what’s possible when sustainability and smart planning meet local commitment and global ambition.
